Start with the official U.P. RERA portal
U.P. RERA provides public search and verification entry points for registered projects, promoters and agents, along with complaint and project-guidance resources.
Search using the project or promoter information supplied in the documents. Match the result to the exact project identity, location, promoter and registration details; do not treat a similar name as a match.
Registration is not the whole decision
The official U.P. RERA registration guidance states that prior project registration is required for projects within the law's scope before advertising, marketing, booking, selling or offering plots, apartments or buildings, subject to the statutory exceptions. Whether a particular property or project falls within that scope is a legal question.
A RERA search should sit alongside title, land-use, authority, registration, possession, payment and contract checks. JRH does not provide a legal opinion through this guide.
What to record
- Project name and registration number as shown on the official record.
- Promoter identity and the project's exact location.
- Registration status, validity or project updates shown by the authority.
- The date on which you checked the record and the documents you matched.
